- High security, since we never exceed a 75% LTV (loan-to-value ratio). This means that in the extremely unlikely event that something went wrong, the worst case would be that you would own the property at a very low price, and you could liquidate it, if you so desired, at a price that easily exceeds your investment.

How does the process work?
The Temperley Investing Group is constantly marketing to find new houses to purchase. Here’s a breakdown of how our process works:
Step 1: Marketing — The Temperley Investment Group markets to find new real estate investment opportunities.
Step 2: Property Investment Guide — Each time that we come across a property where we need a private investor we will put together an informational brochure with information about the property, what we intend to do with the property, how much private funding we need, and what returns that investment will pay.
Step 3: Investor Mailing List — Every time that we prepare a Property Investment Guide we mail it to the investors on our Investor Mailing List. Only these investors are given the opportunity to invest in our properties.
Step 4: Investment Analysis — Once you have received the property investment guide you can review the information and decide if you’d like to invest in the property. If you are interested in the property simply give us a call and we will review the investment with you and answer any questions so that you can begin making 12% on your investment!

What information will the property investment guide present?
Each Property Investment Guide will contain the following information:
- Pictures — Pictures of the inside and outside of the property
- Property Details — This will include all of the pertinent property information such as number of bedrooms and bathrooms, square footage, year of construction, etc.
- Type of Investment — In this section we will explain what we intend to do with the home. Some of the options here may be to fix up the house and resell it, to hold the property as a long term rental or short term rental or to simply resell the home as is. This section will also explain how long the investment will be for, whether it be 1 month or 30 years.
- Investment Numbers — This section will explain how much private funding we require for the particular property, what interest rate will be paid, and how secure the investment is. The security of the investment is based on the LTV or Loan to Value. This number is calculated by taking the amount that is owed on the property and dividing it by the market value of the property. The lower the LTV the stronger and safer the investment.
