Lease with Option to Purchase

No doubt you've seen an ad in a paper, received a postcard, or been told by a friend, mortgage broker or realtor to check us out.  We're the company that can sell you a home regardless of your current credit situation. 

This website will answer your questions about our programs and will also show you the current houses that we have for sale (click lease with option above to see our houses).

So let us answer your questions:

How does a lease with option work?

     With a lease with option you'll be leasing a home of your choice with the option to purchase the home at a set price.  The lease period is typically 1 to 2 years.  During that time we'll put you in touch with people who can help you improve your credit so that you can take up your option and get bank financing on the home.  Once you receive the bank financing you'll own the home 100%!  It's that easy!

How much of a down payment do I need?

    Typically we require a minimum of 5% of the purchase price.  This amount goes towards the purchase of the home.

How much do I need to pay per month?

    Payments are different on every house but as a general rule of thumb you can use .7% of the price of the house per month as the payment amount.  (Ex. - $250,000 x .007 = $1,750/month)

Does any of my monthly payment go towards the house?

       Yes, again it varies here depending on the house but generally at least $100 to $200 of your payment will go towards the purchase of the home.

If I have really bad credit and can't get a mortgage, can I still purchase a home on a lease with option?

    YES YOU CAN!!!  You can get qualified regardless of your current credit, as long as you have a down payment and can afford the monthly payment.

What if I don't have a down payment?

    Submit your information anyway.  We'll work on making sure we have houses for you in the future and letting you know when they come along.  You work on making sure you build up your down payment.

What if you don't have a house where I want to buy?

    Submit your information anyway.  We're more likely to buy a house in your area if we know we have buyers already interested.  If we find a house in your area, we'll make sure you're the first to know about it.

P.S. - Keep in mind that most people won't give you the opportunity to purchase on a lease with option.  Don't delay, act fast and call us right away.  Our houses never last very long.
